Author: I understand that there are some problems being a successful renter. What would be the route disregarding the potential mishaps. In other words what should the business plan be if they wanted to be a successful property owner for a living.
There is no such thing as an inevitable Path To Success in real estate investing. It’s hard work, with lots of pitfalls and headaches. Invest in Bayer if you plan to be a landlord.
Since it sounds like you are looking to hold property and produce income from it, you should do lots of research about how to manage properties. There are tons of books in the library or for sale, and the basic principles have not changed in the past 50 years.
What has changed is the amount of cash you need to generate a return. You should expect to have a minimum of 20% equity in the properties you own, and in places like California, 40-50% equity, in order to get positive cash flow.
Start small, with a duplex where you can occupy one side and rent the other. Build your equity and leverage that to buy something else.

Get a Job
Once you are a coach you need to find a job. When you log-in you will be taken to your “home office” which will be located in the hometown that you selected. To find a job click on the big MAP and find your way to a town that has a pro or college team (they are marked on the map) and interview for a job. Head Coaches are only hired after the season but can become an assistant any time. If the team has a CPU Head Coach you will get an offer immediately. Otherwise it’s up to the player who is the Head Coach of the team you interviewed for
Rules
Although there are slight differences in Pigskin Empire, the general rules of the game are the same as in real life. In the college game they have added a playoff system. This system takes the winners of the 11 conferences plus the 5 best at-large teams and runs a single-elimination playoff. The pro game is mostly the same but they use the college rules for overtime situations.
Building Your Roster
The first step to building a team is getting your players. There are a few ways to do this in both college and the pros. In the college game you fill your roster by recruiting high school and junior college players or from players transferring from other colleges. Pro teams build their roster through the Draft, picking up free agents and through trades with other pro teams.
College coaches recruit H.S. and JUCO players using the map. Travel to a player’s hometown and click on their name in the balloon to visit and scout them. Keep players high on your list by visiting them often. You can also call them using the phone.
Pro coaches aquire players through the draft. See “The Draft” help page for more. You can evaluate college prospects by visiting their college town using the map. Pick up free agents at any time by going to the free agent page from the clipboard. You can also initiate a trade with another team from the clipboard.

Does anyone use any interesting homemade investing strategies with success?
I’m always thinking of interesting things to do – like placing money in a company every time you have a good experience with their service or product (as long as there is room for growth), investing in the companies with the best consumer ratings, buying a variety of products and investing in the company that makes the best one (such as shavers, for example), etc.
Does anyone exercise any of their own simple homemade ideas like this?
Someone suggested once writing down all of the products you use on a daily basis. For example, "I woke up and took a shower. I used Suave shampoo and Axe bodywash" etc. See how many products you use that are actually made by the same company (Unilever in the above example). Sometimes you don’t realize how often you’re buying products from the same company until you actually write it down on paper. And if you carry it through to the workplace it may result in even more surprises. But, if you work for a large company and they consistenly use products from a specific manufacturer, that can be enlightening also. Kind of an extension of what you’re already doing. Other than that I like using stock screeners and primarily try to find value stocks. Reading 10-K’s is tedious but it’s probably the most objective way to find out what a company’s financials, risk factors, etc really are. I find the risk factors most interesting. One of the keys is to find a company whose products/services/image cannot be easily replicated. Reading about a what a company sees as threats to its future may alert you to a huge pitfall that you hadn’t thought of yourself. I also like to listen to conference calls. Again, boring but revealing. Also not exactly a homemade strategy.

I think my calling in life is to be a life coach but am not sure how to go about it I don’t have a college education but through out my life I have always been able to help people get their life back on track. I have looked in the yellow pages in my area and there are none I have researched it online and it seems like a bunch of scams. I have alot of experience and quite a few success stories peoplehat no one else could help and every one else gave up on be successful today I am interested in listening to people and advising them on which drection to take I don’t want to be a doctor because I don’t like blood/needles or anything like that and I am already 33 with a family/house to run but I think I could do this on my time and make it a full time career as my kids get older and need me less. Any ideas

I am a life coach and I know that you do not need any previous training to become one and you will be able to work from home- around your schedule.
I would get certified as a life coach as clients will want to know that you are certified.
To become certified and work from home I would look for a program that offers training you can do from your home around your busy schedule and yet has 24 hour support if you have questions.
You will also want to learn about marketing so make sure your program teaches that as well.

Also, FYI, coaches earn about $100.00/hour and this is just the starting rate. So it is great to help people and earn a living:)
By success in high school I mean academic success (high grade point average and high test scores).
Do you guys think that students who get the highest grades in high school and graduate top of their class will eventually go on to become CEOs, Doctors, and Presidents tomorrow?
When I was in the 9th grade, my literature teacher passed around his report card for everyone to see. He was a straight A student in high school but yet at the end of it all, he was a literature teacher who ended up making less than average. The teacher was a good person but he lived in a broken down home and he drove a torn down sedan.
Moral of the story is that high school is just one step of life. Doing good in high school only gives you some opportunities early in life but going to Harvard won’t instantly make you into a CEO or a heart surgeon, you still need to work hard for those jobs. Going to Harvard will give you a better chance of becoming a CEO but you will need the drive and the work ethic to make your goals come true. High school does not measure or predict success in life because life is too complex for grades and SATs to determine who would make more money. Not to mention the disparity between high schools, one can be tough as nails while another easily gives its student grades.
