Are you in need of behavior modification or are you on the right Path To Success?

Why are people saying tonight starts a new decade? The decade still has one year left in it?
2010 has to be complete before the decade ends. 2010 is only beginning.

A decade is a ten-year period that begins with the beginning of a year ending in 1 and concludes with the end of the year ending in 0.

For anyone that says "well, it’s a ten-year period with similar characteristics," you could say that 1995 to 2005 was a "decade" too, but that wouldn’t make it any more true in terms of how English-speaking people refer to decades.>>>>>>>

Learn from your mistakes and never give second best.

I understand that there are some problems being a successful renter. What would be the route disregarding the potential mishaps. In other words what should the business plan be if they wanted to be a successful property owner for a living.

There is no such thing as an inevitable Path To Success in real estate investing. It’s hard work, with lots of pitfalls and headaches. Invest in Bayer if you plan to be a landlord.
Since it sounds like you are looking to hold property and produce income from it, you should do lots of research about how to manage properties. There are tons of books in the library or for sale, and the basic principles have not changed in the past 50 years.
What has changed is the amount of cash you need to generate a return. You should expect to have a minimum of 20% equity in the properties you own, and in places like California, 40-50% equity, in order to get positive cash flow.
Start small, with a duplex where you can occupy one side and rent the other. Build your equity and leverage that to buy something else.
Of course, if you already have a ton of money and just need someone to help you find good properties to invest in, contact a seasoned broker – I’m ready to help you or anyone else in that position!

I have a 5 year old who is ahead of her class. She is a grade beyond her classmates in reading, math, and drawing. It is very important to me to coach her to success, starting now. I dont believe in the "formula" of "you have to do good in school to get a good job".

The problem with that formula, is that it is incredibly average. Most people wander through life doing just that, leaving no legacy, never really accomplishing anything great. Full disclosure – I dont want my life to end up on that path either. I have a job right now, answering to the man, etc etc. I have owned my own business, and intend to again at some point in life when the cards play out right. But i dont want my kiddo to be molded into an average person in society like these schools indoctrinate them to be.

Im searching for ways to lay a foundation for her to be more independent thinking, strive for higher goals, and take advantage of gifts she has now so that they translate into greater success later in life. I’m just not sure how. I know the ultra rich go to schools that teach a very different format than general public schools. I can not afford to send her to private school, but I can use my time with her to help her grow.

Self realization, success, drive, and motivation tips are things I am looking for.

You might want to check into charter schools– public schools but with a specified purpose. In our town, we have a charter school that is just for girls– helping females achieve success. Another is just for geared toward students that don’t function well in the ‘usual’ school setting. I know there are others, but these are the ones that stand out in my mind right now.

Expose your daughter to museums, art, theater (not the regular movies) concerts, books, libraries. Let her read the newspaper and watch the news. Talk with her about current issues. Read books together (especially ones with strong female leads) and discuss them.

Many private schools do have scholarship programs, so even if you think you cannot afford to send her to one, she may be able to attend at a reduced tuition rate.

spend as much time with her as you can, just being yourself. one of the best gifts a person can have is good communication skills. leave the academics to the schools for a few more years. and let her be herself when she is with you. let her know she is important just as she is. a gifted mind is so much more useful with well-adjusted and good social skills.

Before I went to college I was fairly religious, and very good. I never drank, smoked, had oral sex, actual sex, never even kissed guys very much! Now in college I do everything. I have fallen off the path of success, and my grades are not as good as I want them to be. How can I turn myself around to the girl I was instead of the dirty person I feel like now?

Stop putting so much guilt on yourself, because God does not condemn you. You are condemning yourself.

Study hard, and realise that "even though your heart condemns you, God is greater than your heart and knows all things".

Also, focus on what Jesus says, and not what Christians say. Jesus doesn’t want you to become a Pharisee. A Pharisee is someone who thinks that God loves them only if they are religious, or follow moral laws.

When Jesus came, he didn’t condemn sinners, but was angry at the Pharisees – why? Because they thought that God only likes moral people. Jesus was angry with them, because Pharisees gave people the wrong image about God.

Being religious doesn’t make you good. The Pharisees thought that, and Jesus said they were wrong.

Think about this: Jesus told people their sins were forgiven BEFORE they even asked for it!

Your sins are already forgiven, so stop beating yourself up…remember God IS Love. Just like you are flesh and blood, God is Love. It’s what He is made of – He is the source of all Love on the planet.

And remember that love is UNCONDITIONAL. It does not depend on the condition that you obey human-made Church laws, are moral, or religious…He loves you no matter what.

You are basically a clean person with dirty glasses. Even though there is nothing wrong with you, you think that you’re bad and dirty, because you look through the wrong glasses. Learn to see with the eyes of God, and believe what Scripture says: "To the pure, ALL things are pure".

Just clean your glasses, and learn that God is Love incarnate…and study hard.

I know, I know. This question has been asked a thousand times before and some of the answers seem very sound. But let me differentiate that I would like to see pragmatic answers this time around.

It’s nice to state very hypothetical solutions but show us a practical and fairly realistic Path To Success this time.

That means no "remove the corrupt politicians" or "stop being lazy" type solutions. We all know those are pipe dreams in the Philippines given its culture and the present collective mindset of its people.

Besides, Singapore has a very corrupt government (by some accounts) and yet it thrives, as do South Korea. All these countries were also decimated to dust during WWII and yet were able to unite and face their greatest challenges.
SOME PRETTY GOOD ANSWERS BELOW. ITS GONNA BE TOUGH PICKING ONE HERE.

This is a good question and it can’t be asked too much. There are already a lot of good ideas on the board. So, I will just attempt to address some of the things not yet mentioned.

1. Raise property taxes- This is a tried and true method of leveling out the finances of any country so that the wealthy must pay their fair share. When everything else has been tried property taxes have been successful. Even if the land is in a fictitious name, someone has to pay the taxes or forfeit the property. This was the only factor that kept the British Reform from becoming an "off with their heads" French Revolution. I also agree with the Kano about keeping the property in the hands of Filipino citizens only.

2. Invest in the people- The RP has no shortage of talented workers. The problem is too many go abroad. In this age business can be done anywhere. Instead of exporting medical personnel, why not consider importing the people who receive it. The retirement industry in the US alone is worth billions of dollars, (that is trillions of pesos) each year. Retirees contribute to the economy, but don’t take any jobs away from the Filipino. The call center industry is one example of bringing the customer to the people and it is gaining momentum.

The US state of Florida was also a former Spanish colony, with only an agricultural economy up until the 1950’s when they began to invest in the retirement industry. Walt Disney followed shortly after.

3. Follow the leaders, then become the leaders- Making some solid commitments to a few target industries, while learning from success and mistakes of other countries is good for everyone.

Singapore is a success because they invested heavily in their ports, and would not rest until their flagship airline was one of the largest in the world. Now one city-state is the transportation hub of SE Asia.

The Philippines is in a position to take leadership roles in medicine, pharmaceuticals, shipping, and lastly tourism. Tourism does bring in money, but it creates low paying jobs which holds down the pay scale for everyone. We can learn this lesson again from the US state of Florida.

However, there are already millions of Filipinos working as sailors, doctors, nurses, physical therapists, chemists, and the IT experts. These are all high paying jobs that Filipinos are already doing all over the world. Bring them home and ask them how to bring the business with them.

Some ideas are-

1. Consider building the largest airport in the world. If you want to get investors’ attention, then you have to think big. Luzon is closer to Taiwan, Hong Kong, Mainland China, Japan, and even Australia than Singapore is. Stop trying to expand NAIA, which has no more room to grow, and break ground at a new site or consider Clark or Poro for this project. Sign an exclusive deal with either Boeing or Airbus for special credit arrangements. What company will not want to be involved in largest airport in the world? Expand PAL to include the new long haul jumbo jets, and create a Pinoy budget carrier to cover the SE Asian region. Did you know that PAL was the first commerical airline to complete a Trans-Pacific scheduled flight?

2. Create the largest cruise ship line in SE Asia. Ships and jets are bought on credit. The companies that make and sell these expensive items want the debt to be repaid and they are willing and able to help work out routes with other countries and even find "fixes" when problems arise. Cruises through the Philippines islands are one thing, but why not also cruise to Singapore, Malaysia, Thailand, then over to Hong Kong and eventually Australia.

3. Medical Manufacturing- The most expensive portion of most personal medical budgets is the expensive medicine. India is doing very well with only producing drugs that have become generic. We don’t need to reinvent the wheel, just follow the success stories of other countries. Mercury Drugs is one of the largest retailers of medicine in the world. The only thing they do different is sell as little as one piece of medicine, while western counterparts require buying a 30 days supply in most cases. Medical equipment can also be manufactured in this country where labor costs are still relatively low. Medical tourism covers not only cosmetic surgeries, but rehabilitation and dentistry, and nursing homes as I mentioned before. There are world class medical facilities in this country, they just need to be recognized. (St. Luke’s and Makati Medical Center as examples)The more medical personnel that this country retains, the more treatment is available to all Filipinos.

4. Offshore Banking- Did you know that BPI is the oldest bank in SE Asia? With all this new investment going on there needs to be banks prepared ahead of time with the proper services and products. The PDIC needs to be better funded and raise the amount of coverage per account.

5. Listen to the OFW’s- They have been to the mountaintop and seen the other side. Many still have contacts all over the world. If this commodity is organized it should be the advisory board for all new investments. Their contacts create a global network that is worth more than anyone can figure. Connect the dots and you have existing relationships with every major corporation that you need to build magnet projects like the world’s largest airport. In the states it is often said, "it is not what you know, but who you know".

6. Listen to the retired foreigners- Some of these people are former leaders at the companies that will help make this country a model for success. Most of these guys are retired and would work and contribute their contacts for almost free. This is another over-looked resource. Many would also volunteer to teach, manage, and share their years of experience but do not now because they are unsure of what they are able to do under the current immigration policy.

7. Support your leaders- Once they have been elected and sworn in, support them. We don’t need another EDSA. GMA is as qualified as any leader in the world. She graduated from both Georgetown and Yale University right along with the last 2 presidents of the US, and King Hussein of Jordan. (More US presidents have attended Yale University than any other center for higher learning.) If GMA is given full support throughout her term I believe that there will be visible improvements across the country before 2010. Her administration has already built roads and bridges in the provinces where very little development has been done in the past. If she didn’t have to devote half her time to opposition attacks then she could do twice as much for the country. The opposition needs to concentrate on doing their jobs, and preparing for the next election so when they have control they don’t spend half their time on defense from within. It doesn’t take a change in style of government to a parliamentary system. The people just need to voice that they have had enough bickering, which has already started. ERAP should either be formerly convicted and sent to the same prisons as the rest of the citizens if they break the law, or he needs to be set free. If this is done properly it will silence the opposition and impress the rest of the world.

In summary I would just like to add that success does not include dwelling on anything that happened 10, 50 or 400 years ago. Take what lessons you can from that experience and disregard the rest. You can’t change the past, you can only learn from it. If you can’t learn from it positively, then it better to forget it altogether. The past is doing nothing to hinder the future hopes and dreams of the Philippines and her people..

From my studies, the Philippines was the most dynamic economy in SE Asia until the Global Fuel Crises of the 1970’s. Marcos just happened to be in power then but he didn’t do all the damage himself. President Nixon made the first trip to China which was the start of the economic trading giant that China is becoming. The Philippines was actually cut out of this market when it was forbidden to buy products directly from China. Taiwan and Korea probably benefited the most from selling Chinese goods that were manufactured for sale to the western countries during the total blockade of the goods by the Democratic west. Now that everyone is able to trade directly with China both Taiwan and Korea have diversified their economies, which is the same model the Philippines can follow. This model can be improved upon because this country speaks the best English in the region, already has an untapped goldmine in Balikbayans, and more foreign retired leaders from Fortune 500 companies living here as a second home, than any other country in the world. Add that to a warm climate, a creative and intelligent people, and there is no reason why the Philippines cannot aim to overtake Japan as the largest economy in SE Asia. Being second to China is not a bad position to aim for.

The most important thing about all of these plans it implementation. Don’t start next week or even tomorrow. The time to begin is right now.

The entrepeneurial path is a risky but fulfilling one. You should have a combination of passion and business know-how. That’s why they say that entrepreneurs are not left-brained, nor right-brained, but they use both left and right brains. They use both logic and creativity, both reason and intution. Logic and reason allows them to analyze market trends, do sales forecasts, read financial statements. Creativity and intuition allows them to continually innovate and respond to the changing tastes and preferences of the consumers. These skills are needed in running your own business.

This Is an argumentative topic. How far do you agree that good education is the only Path To Success?

No. There are other ways as well although good education is a very major benefit.
